Snøhetta’s Sweetbird North Marks the Next Evolution of Miami’s Design District

A sculptural stainless-steel veil reframes the office building as a climatic and architectural interface, unifying structure, environment, and urban landscape

Snøhetta has unveiled Sweetbird North, an eight-story mixed-use office and retail building for Raycliff Capital that introduces a refined architectural language to Miami’s Design District.

At approximately 120,000 square feet, the project combines premium office space with ground-floor retail and marks a pivotal moment in the district’s continued evolution toward greater density and verticality positioning itself at the geographic and conceptual center of a neighborhood transitioning from low-rise retail fabric to a more layered urban condition.

A defining feature of the building is a sculptural stainless-steel veil that transforms environmental performance into architectural expression. Developed in response to Miami’s stringent hurricane requirements, the system reframes regulatory constraints as a driver of design innovation. Rather than allowing code-driven construction impact glazing, reinforced concrete, and protective screening to remain purely utilitarian, Snøhetta integrated these elements into a unified architectural system that is both performative and expressive.

The custom-engineered façade consists of a precisely tensioned, coiled stainless-steel mesh, calibrated to function simultaneously as sunshade, guardrail, and hurricane-rated exterior screen. Behind this continuous layer, standard resilient construction can recede while the visible architectural surface takes precedence. The veil becomes both infrastructure and identity mediating climate, light, and safety while defining the building’s visual character.

“The Design District is entering a new phase, one that moves beyond its origins as a low-rise, retail-driven enclave toward a more complex, vertically articulated neighborhood,” said Nathan McRae, Project Director at Snøhetta. “Sweetbird North sits at the center of this shift. It reflects a moment when infrastructure, landscape, and architecture are no longer separate systems, but part of a continuous urban framework shaping the district’s next chapter.”

Draped across a rhythm of exposed concrete bays and cantilevered, scalloped terraces, the mesh shifts in appearance throughout the day reading as nearly transparent in direct elevation and increasingly opaque from oblique angles where it delivers peak solar control. This dynamic behavior reduces heat gain while enabling high levels of natural daylight, eliminating the need for heavily tinted glazing and allowing for more nuanced placement of planting and interior transparency.

Engineering the system required precise calibration of tension, load distribution, and concealed anchoring systems capable of withstanding hurricane-force conditions while maintaining visual lightness. The result is a façade that performs structurally yet reads as atmospheric constantly changing with light, wind, and movement.

At street level, Sweetbird North is grounded by approximately 22,500 square feet of retail that reinforces the Design District’s pedestrian energy. Warm metal-clad columns, extended canopies, sculptural cladding, and generous glazing establish a more intimate scale distinct from the tower above. The podium operates as both commercial base and civic edge, reinforcing continuity along the district’s evolving urban fabric.

Above, each office floor opens onto planted terraces that form a continuous vertical landscape, transitioning from dense tropical planting at lower levels to lighter, flowering species such as bougainvillea as the building rises. Initially conceived with a limited number of outdoor spaces, the design expanded in response to growing demand for exterior work environments, reflecting a post-pandemic shift in workplace expectations and the increasing value of access to air, light, and flexible outdoor programs.

“In contrast to the Design District’s more visually assertive neighbors, Sweetbird North adopts a restrained material palette of stainless steel, champagne-toned metals, exposed concrete, and layered landscape. The emphasis is placed on precision, proportion, and atmospheric depth rather than spectacle, allowing light and material to define the building’s identity,” said McRae.

Construction starts in August, with a full-scale mock-up planned for the fall. Installation of the project’s signature veil system will take place during the final phase of construction.
